Mansfield's Restaurant And Retail Boom Isn't One Story. It's Three, And They Don't Overlap.

Ask three Mansfield neighbors what's new in town this month and you'll get three different answers, and none of them will be wrong.

One will tell you about the sushi spot that just opened near the old Towne Square on East Broad. Another will mention the hot dogs and the cinema brewery a mile down US-287. A third will talk about the wholesale warehouse that finally opened off 287 near FM 917, the one that means she can stop driving to Arlington on Saturday mornings for bulk groceries.

They're all describing the same city. They're just describing different quarters of it. Mansfield isn't finishing one new commercial stretch this year. It's finishing three, in three places that don't share a parking lot or a tenant list, and the one nearest you is probably the only one you've actually noticed.

The Broad Street Corridor Near Downtown

The northernmost stretch runs along East Broad Street near the Shops at Mansfield Towne Square, a few blocks east of where the city opened its new Geyer Commons park this February. Two restaurants have landed here within the last year, and the newest one just happened. Rock N Roll Sushi opened its first Texas location on August 10 at 2301 E. Broad St., bringing a chain that started in Mobile, Alabama and grew to more than 75 locations across the Southeast without ever crossing into the state, according to CultureMap Fort Worth's coverage of the opening. It arrived at the same shopping center where Chicken Salad Chick opened its first Mansfield restaurant last October 14 at 2421 E Broad St., the brand's 42nd location statewide.

Ten months apart, two very different concepts picked the same few blocks of East Broad. That's not a coincidence so much as a pattern: this stretch of downtown-adjacent Mansfield has become the address national and regional chains reach for when they want a foothold near downtown without paying downtown-square prices.

The Middle Ring That Already Proved Itself

A mile or so south, at the corner of US-287 and Broad Street, a different and more finished story is playing out. The Shops at Broad had a slow start. Early visitor reviews of the center describe construction delays and parking congestion during its buildout. That phase is behind it now. Portillo's opened its Mansfield location at 410 US-287 in 2024, its sixth in North Texas, and Flix Brewhouse, the nine-screen cinema brewery chain, has been running since September 2023. Outback Steakhouse, Carrabba's Italian Grill, BoomerJack's Grill & Bar, and Chuy's all signed leases for the center in a single 2023 announcement and, per the city's own project updates, have been arriving in stages since.

The detail that actually explains this corridor is across the street. H-E-B opened its Mansfield store at 1670 E Broad St. in June 2024, one of the grocer's first flagship-format locations in Tarrant County, and it now employs about 800 people. A Chicago hot dog chain and a full-service grocery anchor are not the kind of tenants that show up while a shopping center is still speculative. They show up once the traffic is already proven.

If you live in the middle of town, near 287, this is the corridor that already delivered. You're not watching a rendering turn into a building. You're watching the last few storefronts fill in around an intersection that's been working for two years.

The New Frontier: US-287 Near FM 917

The third stretch is the newest and, until a few days ago, the least finished. South Mansfield's commercial corridor along US-287 near West FM 917 and Corral Road, close to the Johnson County line, has been building toward a single anchor for more than a year. That anchor opened this month. Costco's Mansfield warehouse, a 157,281-square-foot store built at an estimated $19.5 million with a separate $2.9 million fuel station, opened its gas station August 5 and its main warehouse August 25, according to Costco's own store listing and reporting from the USA Today Network. The Mansfield City Council approved up to $8 million in performance-based incentives to land the project, first filed with the Texas Department of Licensing and Regulation as a construction start in October 2025.

Here's the detail that actually matters if you live nearby: Mansfield's city limits straddle the Tarrant, Johnson, and Ellis county lines, and this Costco sits just across on the Johnson County side. For years, a Costco run from most of Mansfield has meant driving to Arlington, Hurst, or Fort Worth. As of this month, that drive gets absorbed back into your own loop, even if the receipt technically says Johnson County. City reporting has also tied this same stretch to a much larger planned buildout, including a Staybolt Street entertainment district the council approved earlier this year, so the warehouse opening is more of a starting gun than a finish line for this part of town.

If you live south, near FM 917, your version of Mansfield's growth spurt this year looks less like a restaurant opening and more like an errand you used to leave town for.

Why This Matters More Than A Roundup Would Suggest

None of these three stretches overlap. You can't walk from the Towne Square sushi spot to The Shops at Broad, and you can't walk from The Shops at Broad to the Costco site. Each one serves a different geographic slice of a city that now covers 37 square miles, which is why the "what's new in Mansfield" conversation splits into three unrelated threads depending on which road is closest to your house.

A quick map of what's actually landed, by corridor:

  • North, near downtown and Towne Square: Chicken Salad Chick opened October 14, 2025, at 2421 E Broad St. Rock N Roll Sushi opened August 10, 2026, at 2301 E Broad St.
  • Middle, along US-287 at Broad Street: Portillo's and Flix Brewhouse have been open since 2024 and 2023. H-E-B has anchored the intersection since June 2024. Outback, Carrabba's, BoomerJack's, and Chuy's have been filling in since their 2023 lease signings.
  • South, along US-287 near FM 917: Costco's gas station opened August 5, 2026, and the warehouse opened August 25, 2026.

If you've only noticed one of these, that's not a gap in your attention. It's geography doing what geography does in a city this size. The practical move is to stop reading citywide "what's new" roundups as if they describe one connected district, and start checking which of these three stretches is actually yours.
